Client noted sulfur-type odors and observed corrosion issues (e.g., plumbing fixtures, copper piping, wiring, and mirrors) after performing multi-unit interior renovation work, which included the replacement of drywall. Testing was requested to determine whether Chinese (defective) drywall was installed during renovation and whether air quality exceeds regulatory exposure limits. |
| Scope: |
- Conduct interview with site owner regarding building construction and renovation materials and methodologies.
- Conduct visual inspection of interior spaces, noting and photo-documenting condition of impacted materials.
- Collect representative samples of drywall material for chemical analysis of elemental sulfur.
- Collect representative air samples for chemical analysis of sulfur compounds.
- Prepare report documenting observations, sampling methodologies, results, and
recommendations.
- Sulfur compounds associated with defective drywall were detected in air; however, air quality met OSHA, ACGIH, and NIOSH exposure limits.
- Drywall testing confirmed presence of Chinese drywall, but only in select locations.
- Testing resulted in significant savings when compared with costs associated with complete drywall removal and replacement.
